Renters Check - Accept Only the Best Tenants

If you want to make sure that your rental property remains a good, desirable place to live in, you will have to make sure to only accept tenants who are qualified and responsible. Many people are good at giving first impressions and/or showing you that they have a lot of cash or a good job. However, this doesn't really tell you much else about that person other than the fact that they are partly qualified. In order to ensure that they are 100% qualified, a renters check is often necessary, as it would be too difficult to investigate each applicant's life in depth.

 

Personal references and professional ones are usually great starting points, but can only go so far. An applicant can have people who are in on it with them, and will purposely give them a good reference. The applicant can then provide you with phone numbers of people who will give a glowing report about the prospective tenant, but they can easily be lying. You shouldn't be overly cynical, but at the same time it is your duty to make sure they are a qualified tenant -- because they will be residing on your property.

 

By running a renters check on the personal background of a specific applicant, you can find out if they have had poor payment history in the past with other rental companies or landlords. You can also see what type of accounts they have open and if they are paying them on time. This information will directly reflect how they will behave as a renter. If they have late payments and charge offs all over their credit report, you will not want to let that person live on your property. On the same token, if they have perfect payment and rental history, you will want to rent your place out to them and can even offer them a better deal. You will make more money and save more money in the long run with a good tenant. Lawsuits, late rent (or none at all) and messy people can do a lot of harm to your property and its reputation.

 

You should take the time to run a renters check on anyone who is looking to rent out your property and be sure to be completely honest and forthcoming about it. It is a routine procedure and someone would run the same check on you if you were going to rent from them.
